Due Diligence Required

Professional due diligence should be performed by qualified professionals prior to purchasing vacant land or tear down property for new construction.

Some information in our system may be estimated or based on assumptions and therefore affect the plan could actually be built on the lot. A good example is impervious surface, which includes the surface of the property covered by the home, driveway, walkways, accessory structures, patios, and other structures that may be built or existing on the property. We make assumptions on the length and width of the driveway which may be affected by lot conditions or by municipal requirements.

We do provide due diligence services for a fee, which are included in the estimates provided.

Floodplains / Poor Drainage Statement

It is possible that the property listing you have requested may be fully or partially in a flood zone. Moreover, even if the property is not in a federally designated flood zone, locally poor drainage areas may affect the suitability of the lot for new construction, or could affect the overall cost of new construction on the property. These conditions should be evaluated prior to purchasing the property.

Other Conditions Could Affect Suitability

It is possible that all of or some portion of the property is unbuildable or considered unbuildable by the municipality or the municipality’s zoning code. There are conditions that could affect whether the plan you have chosen can fit on the lot. There are conditions that could affect the property’s ability to sustain new construction, including but not limited to soils, drainage, topography, access, conformity to zoning code, how a municipality treats non-conforming lots, and a variety of other conditions.

Easements & Title Related Items

The subject property may have easements that can affect the overall suitability for new construction, such as utility easements, access easements, right of way easements, or others. Further, a title search by a Title Company may reveal other encumbrances, commonly outlined in Schedule B. All such items must be reviewed and assessed prior to finalizing the suitability of the property for new construction, plan / design that can be built on the property, and costs associated with building a home on the property.

Abatement

Depending on the type of property, it is possible that hazardous materials such as asbestos may be present. Removal of hazardous materials is a requirement for new construction prior to receiving approval for demolition. Our budgeting system includes testing for these items, and a small budget for abatement should these items be identified. Once testing occurs, additional costs to abate hazards may be required.

Tree Removal

The estimate for new construction includes a minimal budget for tree removal, as may be necessary for the purpose of new construction. However, the scope of tree removal on Subject Property is unknown, as a tree inventory has not been completed, the plan has not been sited on the lot, and site engineering has not been completed. Further, municipalities have a wide range of requirements for tree removal, replacement, protection, and fees associated with tree removal. Further due diligence is necessary to determine the scope and financial impact of tree removal on the subject property.

Utilities

There are a variety of factors that impact the scope and cost of the utility infrastructure for a new home on any lot. Examples include location of power transmission lines for electrical connections, type of septic system required by municipality, septic field size requirements, how deep the well has to be drilled, location of water and sewer lines in relation to the property, soil percolation test results for septic systems, availability and requirements for stormwater including existing storm water systems and on-site detention requirements, and others. As a result, the estimate provided includes an initial budget for utilities based on the limited information we have available. Further due diligence is required to fully assess the scope and cost related to utility infrastructure for gas, water, sewage, electric, and storm water management.

Zoning Variances

We do not have information in our system that would allow us to assess zoning variances granted for a property.
Subdivision Covenants / Restrictions / Other Requirements
We do not maintain information on subdivision HOA requirements for construction, which may impact your ability to build on a lot. Further due diligence is required to determine if these exist, what they require, and the process for approval.

Zoning Setbacks

All zoning setbacks are based on the standards specified in the municipal code, which are subject to change. Some municipalities have additional requirements for example, a front yard setback could be adjusted based on the existing front yard setbacks of adjoining or nearby properties. As such, situational changes to the zoning setbacks used in the system could affect the suitability for a home plan to be built on a lot.

Permit Fees

All permit fees and other fees listed are estimates, and because every lot and every situation is different can’t be fully calculated until at a minimum preliminary due diligence and preliminary site engineering have been completed.

Impact Fees

Impact fees are fees charged by the municipality for new undeveloped lots to pay for parks, schools, libraries, fire protection, or other municipal infrastructure. A budget for impact fees may be included in the cost. These costs will be determined by the municipality and a final cost for these items will be provided as part of the permitting process. Note that due to the nature of impact fees, any unincorporated property listing will not show accurate impact fee information.

Other Fees

Special Service Area fees are not included in price calculations. HOA fees are not included in calculations. There may be closing related costs that are not figured into pricing, such as legal fees, tax, title, escrow, or other services. These items are not included in the budgets provided by our system.

Side Load Garages

Side load garages may affect whether a plan can be built on a property, even if it shows up on the list of potential matches.
